Why shouldn't I just declare bankruptcy? Why ruin your credibility with banks for

the house is. It's the banks! They are making commissions on your decision to buy
a house, sometimes in the worst interests of you, and the best interests of themselves.

goes through! The first mortgage is the one foreclosing on you; they are in the
superior lien position. Everyone else fall in behind the first mortgage. You may
even be getting phone calls from everyone except your first mortgage lender! The
first mortgage holder will get the house and their money, so they aren't worried.

Why will the first mortgage holder work with me?
This answer may defy logical thinking.
It has to do with velocity of money and time value of money. First position mortgage
lenders work with homeowners in foreclosure in order to recapture a defaulting loan
and re-loan it out to someone who can and will pay. Cash flow from interest is the
name of the game for banks. Today's money has to be paying interest. When a homeowner
stops paying, the banks loose interest payment, and time value of money. This creates
a catch 22 situation for them such that if they settle now, they can make even more
money later. Time is a huge concern to them, and rates are an even more problematic.
With low interest rates, they need their money back to get it lent out again at
an equal or better interest rate for them. Yes, big banks can loose money, while
making money at the same time. It's a paradoxical situation that I can help you
